Should I Quote A Price In An Offer Letter ???
I am trying to buy some small lots for resale. I am first calling the owners ,that I can locate, but some of them I will need to write to. Should I mention a price in the letter or just asked them to call me if they want to sell? If I quoted a price I would probably start with the assessed value. I am hesitant to do that because one person I called had a price that was below the assessed value.
I would say just tell them you are interested in purchasing their property and are willing to offer a great price. If they really want to sell, they'll call you back. When they call just ask how much they want for it. What they want might be lower than what you were going to offer. If you say you'll buy it for 2K and they only wanted 1500, you just screwed yourself out of 500 bucks.

hunt them down and talk over the phone if possible. If not in you letter just state you noticed they had some land they maybe interested in selling and to contact you.

When it comes to land, until you've done your due diligence and know what the current zoning permits, what the new homes would sell for, improvement costs, etc., you really can't put a value on the lots. Even if you could, you ought not to put that number in your letter. Better to find out first if owners want to sell, and if so, then their terms and price.
