Selling On Land Contract

I'm new to this site and glad I found it!
Is it a good idea to sell a house on land contract instead of renting it out? The buyer would be responsible for taxes, insurance, repairs etc.. I would be thankful for some input on this.

    As a general rule I think land-contracts make a lot of sense. The one down-side is that if the buyer stops making his payments you may have a much harder time terminating the contract and evicting them. Depends in part on your state law.

    I agree w/ commercial. We switched to Leases w/ riders for the Option. This gives us the best of both worlds. Same philosophy as a Land Contract but if they stop paying NO 90 day redemption.

    You should consult an attorney to find out the procedure to kick out a non paying contract buyer. In Iowa we must give them a 30-day notice to cure.
