Pre-foreclosures-how To Find???
With the privacy issues and such, exactly what are the best ways to find pre-foreclosed properties? Banks and lenders just can't give that info out at will, can they? What is the process?
Any and all input will be greatly appreciated.
get the Legal Paper (legal publication)
from your local Court house or any title office.
Some charge for this service but the filings of foreclosure proceeding etc... is all public knowledge and you would be paying for the service of the organization to send or give you a copy. Most of the Chicago Title offices will add you to a mailing list for free.
One of the best ways to get info. Creating a good relationship with an attorneys, banks and people at the court house is also a good way.
Good luck!
I put up signs in areas where foreclosure is more prevelant reading "Avoid Foreclosure"...I have been getting a call a week. I have also seen signs saying "Foreclosure Solutions".
Thanks for your reply.
I will check with the courthouse now.
Concerning banks...my brother is the foreclosure manager for a major bank. He tells me he is restricted from giving out that info by the Privacy Act. Any way around that??
paula, tell him to *accidentally* leave the backup copy of the excel spreadsheet with all the owner names and addresses on his email account that you have the temporary password to and you check often! hahaha. then he so-called didn't "give out" that info, you found it! it's your brother, who's gonna find out?!
sure, i'm going to hell in a handbasket!
Please, Do not ask you brother to compromise his ethics. Come on he is family and why ask him to do something he could possibly lose his job over. He has to sleep at night and look at himself in the morning mirror every day you know and so do you.
The only thing he may be able to tell you where the defualt filings are placed and how often the bank files them then you can get the list from someone else. This does not violate anyones privacy nor compromise his job. Filings are public knowledge and there is no law as to advise someone of a legal entity and how often you use them and for what. Usually it is an attorney's office.
Thanks again for the input. Believe me, it's hard enough for my brother to look at himself in the mirror. I promise I won't ask him to do anything he would regret.
ok, let me make my formal apology. that was an attempt at humor. i'm not the most honest person to ever walk the earth, but who is?! everyone's lied, cheated or stolen at some point. however, i wouldn't do that and i thought the big smiley at the bottom was evidence that i was joking!
I picked up on the humor, Jackman. I tried a little in return. It don't pay to be wound to tight, huh??

The sign postings on foreclosure properties have prompted interest for me. How would this transaction go???
In other wwords, how would you save someone from foreclosure and still make a profit???
Quick reply....
House worth $100,000
Foreclosed mortgage $50,000
How could you not?
Sorry Jackman, didn't mean to imply anything.
I did catch your humor but I often find that written humor does not always catch people and often offended people with that. My partner scans and would not have caught your humor and there are many others like that.
I just wanted to make sure that anyone just breazing thru didn't take you seriously. I hope you accept my apoligy if you though I implied you were unethical.
If strapped for money and you have time,
a lot of courthouse filings are on line, and you can find out what name of the official document is that is filed when someone has defaulted, and search weekly or daily for "Order of Notice", etc.
Whatever the first step is. Then the chase is on, Dave
