Offer To Finance Comp. After Court House Fail To Sale

Here is what I have so far as a presentation:
3 ring binder W/ cover insert sleeve
document sleeves
Bid sheet for rehab of roofing
Bid sheet for other general rehab
My own combined estamate sheet with the rest of the details for rehab

Here is where I am mainly looking for help
Cover page stating:
legal phys. address
How I determined FMV
(county assesors, 3 block radius, comparibles)
Then got realtors comparables for what this size, type & condition of house is selling forin the area.

Then a detailed description of all known work that needs to be done to put house in marketable condition.

at the end of this I put sort of a resume of mine saying that I would be the general contractor with out really saying GC, because I have no license

Then a whole bunch of pictures

What order should I put this stuff in?
Pics first for shock value?
my cover page?

and am I missing anything or can I add anything else?
