Hello leftoverchinese,
and Welcome. There are a some really great people working in the South Florida real estate market. We work the foreclosure area. We have done some lease options. The creative investor site is a great way to learn.
Leftoverchinese,
Glad to meet you.
Welcome on board this board, I am sure you will get some great information from reading the forums about your chosen area to start your investing career.
Looking forward to watching you progress in our great industry.

I am pretty much all over SF, I live in Fort Lauderdale, work in West Palm and travel to Orlando frequently. I was looking to start attending some creative real estate investing group meetings. Since I have never been to one, is there one you can suggest?
Welcome to TCI,
As an investor, with the lease purchase contract, you can control properties that normally require 10-30% down for a nominal amount of money without using a lender or going through the loan application process. Additionally, the lease purchase contract is so quick and easy to use, you can dramatically increase your productivity and, consequently, your cash flow. You will receive the same features and benefits as the landlord/seller or the tenant/buyer, depending on which role you take in your transactions.
Before you jump into this part of investing learn all you can.
A great site for locating lease options is www.realtor.com
I also like soliciting landlords who are going through legal evictions to acquire lease option property.

Thats great, I will certainly look into that. What is the cost to attend the meeting and where is it held?
Also, Mr Locke, 500 deals since 1995 is impressive, were they all done in the tampa area? :-o [ Edited by Leftoverchinese on Date 08/26/2004 ]
I just moved from South Florida - Boynton Beach. Selling my house was an extremely valuable lesson in REI...what a hot market!
Best of luck to you down there!
