Returns in WPB have probably been at least 6%-12% for the last few years.
That being said, if you are buying in a new developement there will be others completed and on the market at the same time as yours.
So you have to consider that your holding period may be a little longer just because there will be others trying to sell the same development, possibly the same street, and it will also be brand new.
you dont want to vulture each other into lowering prices.

the best bet is to buy pre construction then sell just prior to closing
(Have to make sure it is ok w/ developer to do so and as far as I know it usually is)
If you are purchasing already built , most likly it was purchased pre constuction and that is what they are doing
It probably will still be a good deal but wil take a little longer for the return on your money. If you plan to live there I say its good

Don't know about FL, but in PA it's generally not a great idea to buy new construction as investment unless you're also going to live in it. Unless, however, you buy either very early or very late in the development. Early or late because that is when the builder MAY be discounting. Otherwise, you'd just be overpaying for the fact that it's new. And if it's just an investment property, it being new isn't necessarily going to get you more rent.
Should be easy for you to check appreciation on new/nearly new properties since FL has a ton of property databases to check for sales data.
