Moving To Vegas...Need Some Advice And Help!

Okay gang, I will be moving to Vegas in about two years or less. Hopefully I will be bringing my future wife...sorry ladies wink

Anyway, I am thinking about grabbing a property right now to lease/option or rent out till I get out there to save some money. Of course, we would move into the property once we get out there...I just don't have the cash to buy a home at the moment since it is tied up with other deals.

What do you guys in Vegas or around suggest? What areas? I am looking to spend no more than $200,000 and want a nice home with some grass wink (requested by my future taskmaster) and would like newer construction.

Is it possible to find a home to lease/option or rent out till then or does anyone have any better ideas. Can't wait to be out there, this Midwest cold weather has killed me for the last time.

Also, for those of you who live out there what do you think, what would you suggest when moving out there...now remember, I am under 30 years old, so don't tell me the lights are too bright or the music is too loud smile

    It would be my opinion that the property you are looking to purchase would not be a good investment. You may want to wait until you area ready to move to purchase a property. However if you happen to find a home that would cash flow I would consider it.

    Anyone else have some experience in moving out to Vegas? I am looking for pros and cons, what you think, where should I (we) think about moving to...what area and why, etc stuff like that.

    Anything would be really helpful.

    Look to buy a pre-construction home. You could time it right and move here when the home is finished. Liberty ( KB homes) and Lamplight are new developments in your price range. The northwest is growing fast and homes are still cheap, $75.00 sq/ft.

    My experience has been that everybody we lease option too that is out of state is not ready for Vegas. It's a harsh town. It's cold in the winter, It's like living on the sun in the Summer (124 last july), It's Dry, dusty, and don't forget it's the Desert. I almost moved out there, but when I started going back and forth and spending alot of time in Vegas I realized that it is not for me. But I love to visit, and still invest in Vegas. Oh yea and the houses will blow your Mind. They are very nice. Somebody told me because of all the tree they are planting that the climate is changes to be less dry. Not sure though.

    Having said that I'm still going to make Vegas my home state because: No state taxes... Yea....

    Cold winters...LOL...try the Midwest.

    I can take the heat, in fact, bring it on, I'd rather know I'm getting sun most days than not.

    But thanks for the input, I appreciate it. From what I can tell, you really can get a lot for your money in housing in Vegas, which is what I am looking for. It will be interesting to see what happens out there, but I'm sure all of you will end up hearing about it.

    I'm a native of vegas and I'd agree that the climate has changed here over the last 2 decades. All the golf courses are terra-forming the desert. You can drive inside master-planned golf communities and the temp. will drop inside the walls.

    Right now Vegas is a hot spot for homes. We bought a rehab Dec 2002 172000, last week appraisel came in at 270,000 rehab cost less than 10k. If your looking for a home in Vegas be ready to buy the same day. Right now my wife who is an agent has several clients but no homes avalible. New housing tracts have waitting lists. The market is well above 75.00 sq ft. preferred areas are Green Valley, Summerlin, Rhodes Ranch. Last I heard there are about 8000 lots left in Vegas unless BLM releases more land.
