Hopeless Jinx
To all those experience investors out there.
Here is a chance for you to create a miracle. As a mentor, you probably feel like you can teach anyone. I may be the exception to your rule. Everything I touch turns to …well you can probably guess.
I am over 50, without a home, being kicked out of my 1 bedroom apartment. I thought I was doing everything the way it was supposed to be done. Went to college, got my degree, worked hard for the last 20 years, and managed to end up with nothing.
I spent a lot of years building up someone else’s business, under the promise that I would be a partner. Finally a couple years ago I clued in and moved on. Set up by myself and did OK. My health and mental state was deteriorating and so I decided to take what money I had saved and buy a business. Tried to do all the projections before buying, but after buying it a couple months ago, of course ended up under-capitalized and struggling.
As far as homes go, have bought one and built one. The bought one I sold myself for a modest profit which I then built a larger home with. Managed to sell it at the bottom of the market after being reassured by the professionals that the market for bigger homes would be drying up and I better get out while I could.
I have read all I can get my hands on about investing in RE because it seems like the only slim chance I have of getting even and ahead. I cannot move beyond the book concepts.
All of those concepts promise you too can make it big with poor credit and little cash. I pray that there is the slightest chance that it isn’t all a pipedream. I have reached the end of my rope.
If you can see a way to help me, use me as a test case, whatever, I would be blessing your name till the end of time. I am not dumb, but I am supremely discouraged. I will work hard if I get a chance. Advice, mentoring, materials…I will accept anything to hopefully disprove this hopeless jinx!

Most of us experienced investors have had our ups and downs. Some of us have lost everything and have had to start over several times.
It is true, there are ways in which you can make a very good living with poor credit and little money.
My advice to you is to learn as much as possible about your market and continue to ask lots of questions. Never give up and your hard work will pay off one day.[ Edited by Darryle-CA on Date 04/25/2006 ]
