here is the deal purchae price 56,000 arv 93,000 appraised at 59,000. about 10-12 needed in repairs. my HM lender bailed on me. credit is not good at all. tried to other HM lenders one couln't help the other won't return my call. SHOULD I WALK? i paid for the appraisal and survey and $1000 earnest money which I have negotiated not to give.

Sorry to hear that your funding bailed on you. If you haven't looked into private money partners, you should. They can be far mor valuable than Hard Money Lenders.
If you can get funding from any other source for this one, I would hit the streets and try to wholesale this for a few thousand. A little money is better than none at all!
