Help: Can My Deal Be Jeopordized By Fraud?

I am working on a pretty big deal where I am acting as a bird dog and getting a bird dog fee. I actualy found a buyer for my seller and asking buyer for bird dog fee. the purchase price and appraisal are in the low millions. Can the buyer be a fake? Can I protect myself and my seller? Can the bueyer actually get away with this? Closing is being done by an attorney. I need some advice. Any response is greatly appreciated. Thanks.

    You are giving us nothing to go on. Are you worried that (1) your buyer will not purchase the property (2) that you will get stiffed for you bird dog fee (3) ?????

    We need more details to help with your fears.

    Does your office accept offers where no earnest money is offered, that is, where the blank for earnest money says zero?

    As a follow-on question, what does your sales agreement form say about the disposition of the earnest money when it is forfeited -- who gets it?

    I have quoted 100% of what the contract says about forfited earnest money.

    As to will we present an offer without earnest money, the answer is that we will present all offers to the seller, unless instructed in writing not to.
