Sounds pretty tight deal to me, on this you might try to get it under contract and assign it. Just a thought.

I would encourage you to use 135 for your ARV; then you must narrow your repair estimates, 5-10k is too broad.
Since you have the cash for a DP, perhaps you can use that cash to get seller financing to save some acquisition costs.
