Getting Started

Help !
I want to get into REI in a LARGE way. However I don't want to spend my money.
I've read some books and I've gonw to a couple of seminars. I recently joined a REI club locally. I've been mailing letters for pre-forclosures in several areas and as of yet I haven't had a single response.
Yesterday I put myself on a Birddog list.
I also have credit problems so borrowing from a traditional source is not an option either.

    Looks like you already started. Keep trying, get a hold of some Notice of Default lists to help narrow your search, network in your REI group, stay active, be positive, and keep you eyes and ears open.. something will pop up.

    Thanks for note and pick me up...
    I did sign up for a NOD daily notice web site. I've got several areas set up for daily notification. Like I stated previously I have mailed several letters daily with not a single response yet. I have even emailed several adds on this web site.
    I'm on this site daily and different topics..
    Oh well I guess if I keep talking to people something will break.

    I have read your posting and I am going to set you on a path which only you now no longer a Bird Dog but a Real Estate Analyst. will have. You will have no competition. You will not hit the door against which many have knocked and most declined. You will not have to mail out cards to people who will not read them. You will not meet your fellow TCI as you pursue this simple easy way to get filthy rich. Yes you too can date Ivana, and maybe in time that other lucious looking doll who now resides with Trump.

    Follow me carefully and dont tell anyone. Shuuuuu!

    I want you to get in your car, motorcycle, bicycle, and drive down the various streets of your town. I want you to observe your town and pick up its movements as it twists and turns in the throws of normal growth. Observe the Starbuck (or some other) Coffee shop, watch what is happening around it.

    Look for the vacant shop, building or combined living and commercial. See if you can find three together. See if you can find one with a vacant lot next door and maybe next to that another vacant shop or vacant lot. Even one piled with junky cars or discarded sheet metal, whatever.

    Write them down, draw a little picture. Then go and research the ownerships and the zoning.

    Now here is where you get creative and leave the baying hounds of normal wage earners behind. You are going to do an
    Assemblage! I know, I can't even spell, you should see me with my shoe laces.

    You are going to contact all of these owners and bargain them down to almost nothing. You are then going to take options on all of these properties for six months. You are going to put all these nice owners into an escrow of purchase, whatever you use in your state.
    Now you have three or four properties all tied together. Guess what just happened? Right on, their value just went up.

    Now you go back to the Hall of Records and you research out the owners of some of the local Mini Malls or larger strip shops. You call upon them you show your package and you offer it for sale or participation in a development that uses all of these parcels together.

    Now I am going to stop and you are going to think about all this and get all the What If's together and post back to me and we shall carry on from this point.

    Look out Donald, here comes the next in line for greatness.

    You are on the right path! Join an investment club in youron area. Attend seminars. Read the forum's on this site
    daily for an hour.

    In terms of sending out letters. You are competing agains everyone else. Start your own competition. Do what Lufos just suggested. He gave you million dollar advice. Also read the article titled
    "Driving For Dollars".
