First Step In Bird Dogging

Hello,

I'm a newbie and I have been reading a lot of the posts as well as Johns bird dogging book (which was extremely informative I might add) but the question I have is where do I start? Do I approach the few people (friends) that have told me they are looking to sell their houses and THEN go out looking for an investor? Or do I look for the investors first. I know that REI Clubs were mentioned as a great place to find potential investors but could someone give me a few more places that I could check out.

Also, a few people mentioned that bird dogs that get additional information on the house can get paid more for the additional services. Can someone please give me a list of what those addtional services could be.

I LOVE doing research and feel that this business could be right for me.

    Hi Kriscoll,

    Additional services you can provide investors are researching properties for title or lien information. ADVICE: Please start going to your local courthouse and visit the Land records office. If you're serious about birddogging, start going to the courthouse and seek information for investors and of course, yourself; when you become a real estate investor.

    Also, you can start researching websites like ****Must Reach Senior Investor status before posting URL's*** for HUD properties.

    Having a few investors in mind when birddogging is key to being successful. You'll need to know what the investor is looking for and how the investor normally buys his property. That way, you'll know if it is a deal that the investor might be interested in.

    Iam a bird dog in Michigan, I have done some deals. But they have been few and far between. I love to do the research, however the investors I have worked with have been wanta be's that talk about doing things but never do. I don't even make enough to cover my overhead. I would like to work with some serious investors looking for property in Oakland, Macomb, Gennesee or Livingston County Michigan.

    How close are you to Clawson Mi.??
    You can meet some investors at their REI club meeting.
    Go to the top of this site and click on the groups tab then click on MI.
    Will have info on time and place.

    Keep reading TCInvestor..

    Start reading the discussion boards of your local investors club sites.

    Attend the meetings.

    As you become familiar with who posts on the boards, place a notice of being bird-dog etc..you may stumble around, but you will learn here.

    Keep going to the local discussions every day. Every once in a while, the real players will put a small notice of looking for bird-dogs. Some may also contact you from your notice.

    It took me about 3 months to really get the local feel and to decide my parameters..this involved driving around, getting to know areas I wanted to work in for myself and building my investor list.

    As you go along, you will know the questions to ask the investors so that you can do some weeding.

    Stick with it..this is not a get rich quick scheme..it is a methodical way to arrive at riches.

    Do not plod at this. Learn to say "Next" and move on to the next...

    Kevin,

    Like any other personally run business, a birddog will make as much, or as little, as the effort put into it.

    Any business that is run by the owner, the owner pretty much decides how much he is going to make by the services he provides, level of competence and time spent doing the job.
