Here in florida a finders fee (Or bird dogs fee) is 500 bucks or 1-2% of the house value. I would give 5% and there initial investment back if they have it locked up and a buyer waiting. Or I would charge 10-12% for down payment money to help the person out if I got 100% of my investment back at closing.
