Feast Or Famine

Has anyone else had to deal with feast or famine investing? What I mean is that the first five months of the year, I went crazy looking for the right properties to invest in. But everything was either in such terrible shape that it would need major rehab, or it was priced so high that there was never going to be any positive cash flow. I just couldn’t find a single thing. And then June 1 hit. I find a great property; make an offer, it’s accepted. Yeah! Then June 3. Another great property, another offer, and it’s accepted. Oh man! I’m over the moon that things have started moving again, but it seems that I’m always either buying several properties at the same time, or sitting around twiddling my thumbs cause I can’t find a worthwhile deal. Anybody else see this same cyclicality in their investing?

    It is the nature of the beast.

    This is the reason investors network and will wholesale deals to each other. You find one too many or you hit a dry patch. Either way being to sell one off or pay a bit and get a project seems better then feast or famine.

    Not that you can manage F or F to be perfectly balanced!

    As you're in the business longer you will actually come to enjoy these cycles. Try to take the lean times as something of a vacation. Go to the museum, spend more time with your family take a course. Think about new avenues of acquisition. Experiment with new biz plans. Don't panic.
