Dog Trick #1 - Pointing
Due to my current financial position, Bird Dogging is my "required" direction. This weekend I went out "Pointing". I drove several local neighborhoods looking for abandonded and just generally depressed properties. Ofter writing down roughly 40 properties, I returned home and looked them all up online to see who the owners were, when they purchased, how much, what the market value was reported, etc. I also ran comps with what info was readily available. Now that I have narrowed the 40 to about 3 properties, it's time I "Flush" them. I plan on calling the owners to see if they are interested in selling. If 1 pops up, what's my next step?
I'm amsuming it's finding an investor who's willing to look at the property. Should I call one of those "I buy ugly houses" people and see if they want a bird-dogger, or go to the REI group and hand out Bird-Dogging fliers?

If you want to do the rehab work, and start getting a seller, I have a friend of mine that will partner with you, he supplies the money, you supply the work. you can Private message me or email me with the buy and sell price and rehavb costs and I will let you know if he will do the deal, or just forward you to him. It sounds like you know what you are doing so I am sure the profit margin will be high enough to make some quick cash.

Is your friend interested in the Gainesville area. Have found potential properties in the past/present that could be rehab and sold for a decent profit.

I'm new to all of this and am trying to get into bird-dogging. If you don't mind my asking, where did you go online to find out all of that information?
Also, do you know of where I can get a contractor contract for bird-dogging (besides buying a book with one included)?

Once I have my first transaction completed, or seriously under way, I'm going to write up an article for here explaining all the steps I took and what motivated me and educated me to taking them. But in short:
1) Read Rich Dad/Poor Dad book Retire Rich Retire Young. The first half is purely getting your mind set correctly. The rest is very helpful about the structure behind REI.
2) I then read several others and decided to buy my own house instead of renting (this saves me over 200 a month and I've got a kick butt little castle)
3) I lucked onto this TCI forum and have had my education curve go straight up. The wealth of knowledge in 15 days worth of posts here is more than you will find in most seminars.
4) I realized that I don't have the experience, capital, credit , or resources yet to start doing Subject To or Wholesaling (flipping), so I'm Bird Dogging for a few months.
5) I bought John Locke's Big Bucks Bird Dogging e-book. It's got the forms you're asking for and it's only $48 bucks.
6) I'm currently driving the neighborhoods within 3 miles of me looking at vacant properties and researching the owners. I'm cold calling some of them today.
7) Tonight at the local REI Club meeting, I'm going to network with a rehabber or flipper to see if I can get a birddog fee for a few I found.
I hope this helps you all out there. It's very brief, but it's the path I've come down so far. Look forward to my article later on in August.

To find info on owners of vacant property or any property, go to the court house or visit their web site. I usually find the info at the auditors office.

I use ****Must Reach Senior Investor status before posting URL's*** extensively when looking up properties and their owners. Jacksonville Fl has an awesome website for this information. What I'm running into is finding CONTACT information for the owner. I've located 2 that have not returned my phone calls yet. I'm looking for current phone and addresses for 3 others.

Good question here. I thought you needed a real estate license. At least for online compares. There are other ways?? How? I sold encyclopedias door to door back in the day. This is gonna be fun.

I tried looking on the internet at the Courthouse site and a few others, but I can't seem to get anywhere with just having the address and not knowing the owner's name ahead of time. Does anyone else have this problem, or do I just need to keep trying various sites until something pops up?
