D.C Maryland Newbie

Hi everyone, I’m so excited to have found this site. I’ve read a million books in the last couple months but this site has a WEALTH of value. I’m new to the game, but dead serious-already farming my local area-drafting up an investor assessment sheet (any basic forms out there?) I have flyers ready and will begin sending that out ASAP. I know this area DC/Maryland is hot and I want to dominate this area. I want to begin bird-dogging...(hate that name…why not house investment prospector?) and eventually invest myself. I need to build up a data base (I’m from New Zealand don’t know to many people....but my accent works wonders when discussing terms of sale hehehe) I have found houses but my investor also a beginner moved SLOW and missed 2 deals so I’m looking to have multiple investors I can call apon. This will also help me determine houses and areas of focus for my investors. I’m highly motivated and very willing to accept a minimal fee for finding a house in exchange for answering my beginner questions. So anyone out there located in DC Maryland area want to invest in me? Trust me this beginner......you want on your side when she’s full force.

    I reccomend working the papers for all the "we buy houses" ads to get acquainted with local investors.

    Discipline, not determination, is the key to success. Work the numbers day in and day out and you will succeed.

    Thanks Ray.....im 1 step ahead of you though smile I have 5 potential investers so now all I need is some houses and everyones happy. I will keep you posted on events......aimming for at least one by end of this month.....

    And none of those 5 investors have any properties, like John Locke reccomends, turn those guys into bird dogs for you smile

    Thanks for the replies all. Im in New Zealand at the moment and will be returning on the 10th. Then its on..... That will leave me 3 weeks to land a deal....i love a challange! I have noted a large response, it seems there are many of us in this area however the "dc" group i joined has not responded to my email.....if i dont hear from them before I return perhaps we can have a yahoo chat room at a set time.( being as its hard to gather in one place and the busy lives we lead) If you think this is a good idea p.m me. Anyone interested in investing in New Zealand! lol...every where i go now im checking out houses....this is addictive!
