Book On Finding Properties

I have scoured this site and found many topics on books and on recommended books about REI.

However, I am trying to find a book that deals with locating properties. Maybe one that either be extremely specific, or one that will hit on different methods (i.e. foreclosures, through RE agent - MLS, driving through potential neighborhoods...ect)

I did find a book about "finding bargins" but most of the reviews stated that it was too general, and gave no specifics of how to go about the ways it suggest.

Any suggestions anyone?????

    Ways To Find Deals In Real Estate


    1. Multiple Listing Service
    2. Notice of Default listed in legal papers.
    3. Auction/auction notices in legal paper
    4. “Driving for Dollars” though neighborhoods where you want to invest.
    5. FSBO- Frequently motivated and statistically sells for less than on the MLS.
    6. “For Rent” signs and ads (they may not like being a landlord anymore than you do!)
    7. Sending out mailers in “farm” areas.
    8. Signs otherwise known as “Bandit Signs”.
    9. Obituary notices- (Family wanting to settle estate fast and easy).
    10. Code Court- violators are motivated to make a change.
    11. Eviction Court- more disgruntled landlords.
    12. Tax arrears or liens on property.
    13. Bankruptcy court.
    14. Divorce court and divorce court attorneys.
    15. Ebay-
    16. Expired listings- they didn’t sell and don’t want another hassle trying to sell, may sell for price of 6 months ago minus 6%.
    17. Probate court and listings in the legal record
    18. US Marshall Sale
    19. HUD/Golden Feather
    20. VA foreclosure lists
    21. Tax Sales
    22. Attorneys- Divorce,Tax,Probate,Bankruptcy etc.
    23. FORTUNEMAKER software to locate out of area owners and motivated sellers and do your mass mailings..

    There it is and they all work!

    check out the marketing forum here on TCI, Check your local Library for books on marketing in the real estate section also. John Lock has an E-book on this site called "big bucks birddogging which also has suggestions on this topic.
