Bird-dog Contract

Does the investor sign just one (1) bird-dog contract or one everytime a house is presented?

    Great question Cathy. I was wondering were do you get the contracts from to ensure you will get paid?

    It seems to me that you would sign a contract of each deal.

    I am new to this and want to get started but would like to make sure all my questions are answered, first.

    I am assuming that you would need a contract per Investor not every deal. You can make 10 deals with one Investor but only have 1 contract per Investor/Company. It seems logical to me. Someone correct me if I am wrong. IF you purchase John Locke's Bird Dog book he has a general contract but have a RE attorney review it.

    You can get a copy of the contract in John Locke's e-book just like Birdoggin4u mentioned. That's the one I use.

    Well, I guess one contract per investor is good unless you want to be compensated a little bit more on some great deal then another contract should be presented.

    Hi Cathy! I use one contract per investor. My agreement covers the payment amount, when payment occurs (at the closing of the purchase in certified funds made payable to me), that the investor must send me a copy of the purchase contract as well as any and all amendments within x # of days, what happens if the 'investor' acts as an agent or refers my leads to other investors, payment disputes, and much more.

    I've not read John Locke's book but it may certainly be a good place to at least start. Make sure his contracts cover all the bases to protect YOU.

    Hi Jenny,

    Based on the posts I've read from you, it seems like you have a solid business going and a lot of knowledge and experience on the subject. I purchased John Locke's book a while back and it is great. Are there any materials (books, sites, etc.) that you would recommend in addition?
