BINGO! I Got One! Now What Do I Do?
Just few days ago I stepped into the county courthouse and found that a Notice of Trustee Sale was about to happen. I quickly took the information down but no estimated amount due was on the notice. A few days later I went to that home. I knocked on the door and found that the gentleman that owned the home was very nice and invited me in. We talked and based on the information given to me, this man is proclaimed dead. His pention from the military usually pays for his debts. I hope he can fix everything but by the information I don't believe he'll have enough to cover the money he owes. I really feel bad for the guy. He's an elderly man who's wife past away not too long ago. He's got a couple there that takes care of him for free housing. I did some research on the contract holding the title of the home with my local county recorders office. it turns out that he and his wife were tenants in common. What can I do to prevent this man from losing his house and also benefit myself at the same time? I'm open for any suggestions.
Sounds like a good opportunity/situation and a real www.dilema.I hope some others would have answered some of your questions cause i'm also www.curious.Maybe my inexperienced suggest some better ones 4u.Sounds like you kinda wanna help the guy too,so that might make it sticky. You might be able to arrange something with the lender www.directly.Certain things will give you insite to wether or not a property will even sell at www.auction.If you could arrange something with the lender you could then do a lease option thang with the trustor/owner and help him that way and secure the property for www.yourself.Lease option isn't my specialty so check it out.He could refi or file chap 13 to save home, but you'd be left outa www.loop.It kinda depends on how much you wanna help this guy or money you want to www.make.Chances are the house will be seized and the owner will be removed.Buy his interest in the property for a couple k's and get the deed www.tranfered.Reality will set in soon and the owner might not be ready for what's about to www.happen.I'm kinda all over the road here with these www.suggestions.Give some specifics-trustee sale date, amount if possible, equity, market value,region........gee
Norcal guy,
Have you tried the Bay Area Wealth Builders. They meet somewhere in Marin County, but I think they would be worth the wait. Check out www.bawb.info.
