Beginng Bird Dogger. Need Some Help.

Few questions for anyone out there that knows their stuff.

Question 1-Are there any good online sites that have preforeclosure listings? Not ones that are recycled, come from other sites, or anything like that. I'm asking for original, good sites.

Question 2-When flipping the property, you put your name and/or assigns next to it. Where do you put the contract part for the person your assinging it. What I mean is where do you put that your assigning all of your rights on this contract to whoever?

Question 3-What is a reasonable amount to ask for a bird dogging fee?

Please answer these questions for me.

    Q1. Try to get access to your county recorder's office online. If it's available, you can get access to the notices of default that are filed in your county daily. If you have title companies in your ares, talk to an escrow officer. Sometimes they will compile a list of the properties that you are looking for, and they will be willing to share this information with you if you promise to use them for your closings.
    Q2 You have another form that you use to assign your contract. This will be delivered to the closing attorney, or title company.
    Q3. Find your local Real Estate Investing Association, and attend a meeting. Mingle, and find other Bird-dogs. Ask them what they typically get. Ask some of the investors what they typically pay.
