BASICS-> Contract / Paperwork For Selling??

OK, i want to make this simple. When I go sell my property - straight sale, buyer getting their own financing.... Can i just use a standard issue sales contract(ie from download area)? Aren't they all supposed to be approved by some legal body in the state (dbf?), so I can get one from like Office Depot? Generic... Unless it comes back from buyer with changes on it....

And I guess before I accept a contract from them , I should also ask them for the Pre-Qual letter from their mortgage broker right?

Do I notify homeowner's assoc and bank or the mtg broker does that?

thank you[ Edited by yosshimura on Date 03/03/2004 ]

I would suggest that you eaither have an attorney draw up a contract for you and the buyer or get a contract from a local realtor. Their contracts are already approved in your state and usually free. After you have them sign your contract call a title company or lawyer (yours) for closing the deal they will handle the details.
