Assignment!
How should I explain the assignable clause when speaking to sellers? I don't want to be deceptive, but rather 'creative' and well-versed when communicating this clause to the sellers. I just want to sound credible although I'm not actually buying the home.

If you can help it, you would be better off not volunteering the assignment information to the seller. it really doesn't concern them. they are concerned about selling their house. they could get nervous or back out of the deal if they know that you're assigning it right away to another investor. but if they have to know you can say that you have a silent partner who wishes to remain anyonomous.
