I am interested in investing in apartment complexes, but there dose not seem to be many around here in fayetteville Arkansas. I want to try to stay in the area. What Do I DO?
Have you tried joining your local rei group and asking around? Perhaps there is a person there that is investing in apartment complexes and is willing to mentor. Also, I believe you can contact local brokers in your area for more information. Forgive me if you have already thought of these options...but that is where I would start.

You can drive around and locate buildings and then look up contact information on public records and see if anyone is interested in selling their building. If a telephone number is listed, make sure you first check the Do Not Call List...if they're on the list or don't have a telephone number listed, send them a little postcard or note to see if they're interested in selling. Also, get with a realtor so he can be checking the MLS and other resources for you. There's a unit for sale on Nickle-Hills site: ****Must Reach Freshman Investor status before posting URL's*** under commercial properties + multi-family unit.
Well, you can channel your energies into becoming a developer. Learn your particular market and head to your local University of Barnes and Noble and go forth with all deliberate speed.
In furtherance, one of the great perks to investing in r.e. is that you get to travel. Expand those horizons of yours, even if that means going one state over. Good Luck.
