Second, I think its not a very meaningful question. Appreciation rates are usually quoted on average and the problem, of course, that there is a lot of variation from neighborhood to neighborhood and even from house to house depending on a lot of factors.
That said,maybe somebody can come up with an average appreciation rate for you.
