Bird dogs, where is your time spent???

I'm trying to fully understand this bird dogging business. How is your time broken up?

Do you spend a lot of yur time driving neighborhoods, or do you market enough that they come to you?

Once you qualify a motivated seller over the phone, do you visit the property yourself to look at things like repair cost, or do you just gather info on the property and dish the info to an investor?

Are people getting deals in targeted areas, or do deals from anywhere find them?

Once you have a motivated seller and a investor list, do you notify all on your list that might be interested in the property you found?

If you are getting $500 only if the deal goes through with your investor, then I am guessing you have tons of leads.

How much knowledge of an area do you need to start up in this business?
