I'm not sure I understand your question?
Are you referring to acquiring properties from other investors?
If you're a Wholesaler, why worry about coming off as a Wholesaler? I would imagine that a serious Rehabber / Investor will likely have more than one property in inventory, and for one reason or another, decide occasionally that it's time to liquidate a property or two. Maybe to free up some cash, or to stop making payments on something that they haven't been able to rehab yet. Whatever their reason for selling. they have a problem, and as long as you can address their problem, I don't think that it'll matter to them that much that you're a Wholesaler.
I do not allow assignment of my assignment contracts. But there are plenty of wholesalers who do allow assingnments. A guy in town who does 20 a month allows assignment. Sometimes he does not even know who will be coming to the closing as the buyer. I do a low enough volumne, and I am a control freak so I do not allow assignments.
Have had guys call and want to pay in cash and close in 30 days ... no way. Close within two weeks, cash, no contingencies. Do your inspections before signing the assignment contract.

Yes i have been marketing to homeowners, but i recently came across a property owned by an seasoned investor.
I haven' t revealed to him that i intend to Wholesale the house because i feel as though it might blow the deal. So, I' m trying to figure out the best way to handle this.

Any seasoned investor knows there are wholesalers. I personally love wholesalers. I like them buying or selling my properties. I even want them to make money. I also wholesale on occasion, as do most investors. The two properties I currently have listed here are wholesale properties. The owner is a real estate agent, and investor. He knows I am wholesaling, and he doesn't care, because he is getting what he wants out of the deal. My suggestion - just tell him what you plan to do. If he has a problem with it, find another deal.
