Bird Dog

i have run across properties that I could pass on to sellers and have also had properties brought to me. My question is how much should I pay or be paid for a deal? ie. 200k appraised value , 150k purchase price single family home. How about a commercial prop ? Any specifics would be greatly appreciated. cool grin

    It should depend on how good the deal is and how easy it'll be for the investor to close it. Don' look to make a lot of money off biddogging, looks at it as a way in. You don't want to be birddogging for too long

    Thank you for your feedback, and I do understand theindividual characteristics of every deal. Assuming the the bird dog is finding the deal and passing it onto you, and assumming it is fairly normal closing, using the numbers of 200K appraised value and 150K purchase price, what would the range for the bird dog's commission be?

    What would the range be if he is the middle man in a flip?

    $500, 1%, 2%, sometimes more depending how much the investor is making when bird dogging. You may get a bounus, as you should if it's a slam dunk deal.

    If you are flipping, you are taking on some more responsibility so your going to get paided more. $5,000 is the least I will take on a flip.
