Bird Dog Question

The question I have is;
If you are not controlling the property but only bringing the deal to an investor, does it amount to you acting as a real estate agent?

What is the fee to the bird-dog called?
finders fee? consultation fee? ....

    If you're not the record or equitable owner of the property, I think that would be considered engaging in real estate brokerage without a license.

    Nancy is right, hence the reason to take the property under contract and assign your position to another buyer., creating a paper trail, showing you as controlling the property and then your fee is called an assignment fee.

    The fee for a birddog is called a contractor's fee. It is followed up at the end of the year with a 1099 form for tax purposes.

    So being a bird dog(bringing the lead to an investor, of course after talking to the owner) amounts to being an agent without a license? Is this what you mean?

    I am a birddog here in Jacksonville, Fl.....what I do when I call on a place is just ask alot of the questions that my investors are looking for....if the house is nothing that any of them would be interested in then I simply tell them thank you for the information and move on...........if it's a possibility then I let them know I work as a birddog for investors that are interested in properties here and that it may be something they are interested in. Of course I know which investor(s) I may already be contacting and give the owners my name and the investors name so they will be comfortable talking to them when they call back.............To me being a birddog isn't really anymore than the average joe looking or inquiring about a property......I am new at this so anyone can correct , please do.
