Bird-dog Or Sub2?

Okay, this is my question: Which is the quickest and most profitable way for a beginner REI, bird-doggin or take the sub2 course and get going? I am very green, but very ready to get the ball rolling! Conservatively, how soon could i expect to make my first sub2 transaction? thanks.

    Bird-dogging is a lot less risky but sub2 is a lot more profitable (potentially). You can lose money doing a sub2 but not woth birddoging. Sub2 requires a greater understanding in real estate.

    Walking down the street is risky and so is driving your car.....

    You can lose money bird dogging as well. If you advertise, spend money looking for houses and never find a house, what did you gain....nothing but a loss.

    If your ready to learn sub 2, John Locke has some excellent products with a lot of detail. With any investment you risk losing money...you also risk making money.

    Study.....then......act. Use what you learn and you'll be okay. Bird dogging is great if you need someone to guide you, help you, pull you along.....it won't take long for you to do your own thing when you see how much money sub 2ing brings in.

    i agree with nebulousd, as long as you have the dough to make it happen and have a good plan in place regarding what you're going to do with a property acquired sub-to, then it's awesome. but, the last thing on earth you want to do is get a prop. sub-to and then find yourself up a creek. (if you do that, there are plenty of people here who will "stop foreclosure" and "save credit" though).
