Hello neighbor! Zach is a friend of mine for Seattle, WA who helped me put my website up -- it is down temporarily. I was getting too much business and wanted the time to focus on my own realty for the moment.
I don't work for any company and love it - I became a broker and started my own company.
You're right about the HUDs. In this area, the fixers are going for turn-key market rates. Auction fever I guess. I only bid if the numbers make sense.

How are the deals in L.A. these days? I live in Glendale, but only invest in Vegas. Are you finding deals or is it still pretty hard?
I have been having difficulty due to the high appreciation of the market. But still trying. How do you manage the commute?
I drive! and I drink coffie. heh. Vegas is booming. It's worth it.
Deals are harder to come by in LA, but not impossible.
