Bird Dog- Atlanta-HELP
Ok so I have seen some threads saying that Bird Dogging is a great way to start and a good way to make some initial $$
Where do I start?
how do I hook up with an investor?
do I just find deals then post them?
do I need to learn from someone first?
I really like this idea alot. how much can be made (avg) on a transaction.

Here is my definition of one:
A "birddog" = One who merely alerts another to the POSSIBILITY of a deal on a real estate property...who senses that possibility because of abandoned house, death of owner, or some rumor (divorce, financial problems, etc). The birddog does not, however, invest any time in research of courthouse records, nor does he bind a deal with a contract and earnest money.
I am always interested in properties in Atlanta....when you find some let me know...I work with a few birddogs but also find properties myself.....

I am a bird dog in NJ. I would say the best way to get started is by getting a good contract between you and your investors. Once you both have agreed upon an agreement then start looking. Don't look for your average seller who is just fishing the market. Find sellers who are in need of "assistance." May I suggest you place a dummy we buy house ad in the newspaper. Get the prospective sellers calling you. This step eliminates about 30hrs a week of you fishing local neighborhoods. Don't get me wrong you still might have to drive-by
but, the ad makes it that much easier to find leads. Place your bid in one of the posts here on TCI. Like you got our response you will receive more. The last thing I can suggest is read,read, and read. All the information you absorb will only help out your cause.

I'm trying to put together a marketing plan in order to find some props that I may buy. However I may come up with props in areas I'm not interested in. If I were to bird-dog these out, how can I ensure that I'm paid for my service? By the way, I'm also in Atlanta.
Still reading and running with my imagination on all the terms for investing. I have decided from reading though that being a Birddog is the first important step. What I am asking for now is advice:

What is the basics that an investor is looking for,
How can I help the investor in my searches.

There is so much to read in the forums, and I am soaking it all in as quickly as I can, but I still feel like I am missing something. Being a newbie bites the big one, but I have to start somewhere by asking.
