BETA Testers: Need Info On Paper And Notes For Sale Area
We will be putting in a Paper and Notes for sale area. We will need to know what criteria you will need to put in this information. So far we have.
NoteID, Seller of the Note, Mortgage Amount, Balance, Term (20yrs, 30yrs, etc.), Past Due Payments.
Anything else?? This would go into the Feature Request forum but I figured you guys needed to see this.
existing mortgage interest rate.
(Fixed or ARM)
# of Payments remaining.

Please also include date of first payment, date of next payment, position of the note, balloon of any and the amount, what is th enote secured by, down payment, note balance and LTV
Could you add info on current estimated value of collateral and what it is based on?
If it is a note secured by r/e is it owner occupied or rental?

I entered info and got back a message saying "Please go back. Some of the required fields are not filled in."
I entered data in all fields except the (optional) fields. I went back and entered in all fields and got the same message again. I tried using both Mozilla and Interenet explorer.
Need to know if a 'Hard Money' Note or does it have 'Purchase Money Protection'? In CA on 1-4 units, if Note is used for the purchase; The Propperty is the sole remedy if forclosed on, there is no Personal Responsibility.
Another field to add is "are you the direct seller or a broker".
This is just some of the information I require when reviewing a note for purchase.
Position of the Note 1,2,3 etc.
If not in first position,who is the lender in first position?

Downpayment
Interest rate
Term of note
Payment frequency Monthly,quarterly,biannually
Original balance
Current balalnce
# of payment made
# of payments remaining
Is there a balloon payment ,if so,for how much and when is it due.
Are the payments current? If not, how far behind?
Are property taxes/insurance current
Credit score of buyer if known.
Type of property securing the debt?
Is property O/O or N/OO
Property address
Is there a current appraisal on the property?
If so when was it done.?
Why do you want to sell the note?

Perfect. Give me about a month and we should have it up and running. About two weeks we should have a BETA running.
