We will be launching our other websites, within a few weeks to bring rental data to the end users from TCI ALL-STAR ACCESS Investors, AND bring motivated seller leads to TCI ALL-STAR ACCESS members.
What features would you need as an investor to contact a motivated seller?
What rental information that ISN'T in 'My Properties' would you like for the end user to see?
What type of rental data are you going to include?
When you ay "motivated seller leads" How are you going to find motivated sellers?

The only running we do on commercials and or multiple dwellings is when a NOD has popped. We run on those because we hope they are motivated. Sometimes they are just removing some secured investor/lenders from title. Oh that makes me mad.
We also get leads from Lenders on the 30 to 60 day delinquent lists from their Loan Service Departments.
I also check when a five pay plan is set up with the County Assessor Office. I figure if he is behind on taxes and has to use a five pay plan he might be a smidge soft on his selling price.
And of course there are the friendly attorneys who called cause they like money and they would like their clients to sell and produce money. They of course expect some form of payment. So far we have offered help in elective office (very good at dirty tricks) and help in writing legislation. Strange why so many attorny's have problems with that sort of creative writing. Ah well thats about it.
If you give me a free pass to the Convention I will come and do a really entertaining lecture on the next step.

Trying. Or from Pll to Cll, to REIT, to IOP and back again. Listing all the steps to take at each station. Especialy when to sell and when to fold them.

We are going to use the data from the properties that are tagged as 'For Rent' or 'Lease Option' in our properties database.
