Bestway To Rent And Rental Contract
I closed on my first rental property last week. What's the best way to find tenants. Property is brand new and we got it in an auction. Its in high end Houston neighbourhood and rent in the area is between $2000 to $2500. I have put a sign up and advertised in the news paper. I have not received any calls from the newspaper but couple of people called after looking at the sign. Also where can I find a rental contract that covers everything that I can think of and also what I have not thought of yet.

I dont know what the rental market is like there but if you have not done a market analysis for that area on rents, maybe that would be a good idea. Make the pie pretty for them, offer 1st month free rent, free TV, etc... Find companies that specialise in finding tenants (Spectrum Apartment Search is a name of a company in my area).
As far as legal documents, go online, you will be able to find every document that you would ever need. Go to your state websites for new and updated docs.
