Best Ways To Market Yourself

What has been the best, most cost effective means of marketing yourselves as "Home Buyers"?

Basically I'm wanting feedback on different mediums of advertising. The main ones I am thinking about are:
1) Bandit Signs
2) Local Newspaper Ads(Classifieds)
3) Free Classifieds(Thrifty-Nickel)
4) Flyers
5) Door Hangers
6) Radio
7) Movie Theater(Before Movie Slides)
8) Internet(Google adwords,overture,findwhat, etc)

Any feedback???

    Don;t forget word of mouth!

I've secured more deals by poeple coming to me as a result of my "stopping by" and letting them know that I can help!

Use all of the above, as someone mentioned, word of mouth is very powerful. Don't forget to join your local REI club and market yourself there too.

    Don't forget networking.

Choice of marketing is almost always dependent on your market. But, in general, you want something that is repeatable, cost effective, and is viewed by as many people as possible.

What about the scores of divorce attorneys. Divorces usually include the major asset...THE HOUSE!

I guess my very best tool is my CAR SIGNS, newletters, and logo on my shirts, and pins on jackets. they know you are open for business, no matter where you go.
I ask everyone for referrals, who do you know???? I give a gift to a referral person who's referral buys. Join asome clubs, talk to more people, and believe in yourself! Give it time to happen for you.

Developing a good marketing strategy is essential to getting any business off the ground. Educating yourself and discovering how to locate and motivate potential sellers to contact you is a must in making your real estate business a success.

Marketing is also a numbers game, the more leads that come in, the more opportunities you will have to make deals.

The best way to do this is to develop between three and five marketing techniques that work the best for you in your area.

Your business cards will be your best marketing tool and you should set a goal to pass out 1,000 cards per week the first 30 days.

I have what is called a sight rule, if they are in mi sight, they get a business card.

Door Hangers are another great tool.

I use Bandit Signs in key market areas like an area that has several foreclosures I will place a Bandit Sign at the entrance areas of the subdivision.

I use Billboards in high foreclosure communities.

I send out Send out a media releases to local media outlets saying “Buying 100's of homes” and I tell a story how I plan to do this.

I run news paper adds as well in high foreclosure areas.

I send 100's of direct mail letters to homeowners.

I Network with attorneys who work with bankruptcy issues, divorces, estate sales, real estate and foreclosures.

I network with Cpa’s & Financial Planners because Financial Problems Cause Many to Go to Their Personal CPA or Financial Planner for Advise.
Network With These Professionals and Let Them Know You Pay Cash for Real Estate.

I network with Administrators of Nursing Homes because Many Who Enter Nursing Homes Have Property and Their Family Members Live in Other Cities, States, or Areas of the Country.
Family Members Normally As Administrators for Help With This.

And the list goes on, the more you get the word out, the more volume you will do.

What is your advice on the least expensive, yet effective way or ways, for us with not much money to get started? thanks!

The least expensive method for marketing yourself is networking.

The next idea is the business cards. Pass out to people, leave at restaurants, go to the public library and stick in the self-help books. (Divorce, bankruptcy, home repair, how to sale you're own home, ect)
Go to the hardware store and place on top of paint cans, ect.

Door hangers are fairly cheap. If you don't mind hoofing it to place them on doors. I have teenage boys, so I have an abundance of kids that don't mind earning a few extra bucks.

    I hope this helps.

When first starting a marketing campaign I recommend that you pass out a minimum of 1,000 business cards every week for your 1st 30 days.

I have a simple rule "If they are in sight they get a card".

Business cards are a few cents each.

The power of a business card is amazing as not to long ago I did a probate deal where my business card traveled all the way to California some how? The customer called me and her mom left her a home in Missouri when she passed away and asked if I would be interested in the purchase and of course I did purchase it.
