Best Ways To Increace House Value?

I know that every house is diffrent, and has diffrent needs. In general what are the best ways to increace a house's value?

Flooring? Appliances? Windows? Roof? Plumbing? Landscaping? anything else?

What do you usually include in a rehab?

    Depends on if you want to increase value for yourself or if you want to qickly sell it for a profit. I assume you want to upgrade and sell.

    In this case, things that add the most value are what people can see. Paint, carpet, tile, light fixtures, faucets, window coverings, appliances, landscaping etc.

    Things that don't add much value are the things people don't see. Provided they are functional, things like heating/AC, water heater, new roof, plumbing, wiring, insulation, new windows etc. etc. These are the things they can only appreciate once they've lived there for a while.

    The most expensive areas of the house are the kitchen and baths. These areas can really wow people and make or break deals. But you can easily over improve them however and not recoup your costs. Many new rehabbers make this mistake.

    Kitchens and baths give one the opportunity to use creative thinking and rehab experience to make huge improvements for a small amount of money yielding maximum profit.

    I 2nd, 3rd, and 4th what was said.

    The only thing left out was landscaping. Get enough curb appeal to get them out of the car and not pulling up and driving on.

    For landscaping, I just make sure the grass is cut and edged and the yard is free of any debris. Any large bushes that are blocking the view of the house are cut down. Low limbs (like below 10 ft) are trimmed. Beds get red dyed (I hate it, but it is great for a resell) mulch, even if they have no plants. And about the only plants I use are the large lariape. They are cheap and do not need watering. The worse thing you can do is plant and then not water. And who in the hell wants to go by their rehab every day just to water. Lariape is cheap and healthy.

    For interior - paint, flooring, decent used appliances, a good cleaning.

    Exterior - paint.

    the best advice "in general" that i have is look at the prop. through a "womans" eyes they are the ones that make or break a deal in most cases. the man usually does the bargaining but make no mistake in buying a "home" the woman makes or breaks the deal......."honey i don't like the color of the carpet" will kill it every time or "i just love it!" and its sold!.......km

    I know the the woman can make it. I almost got stuck with a house that we couldn't afford because my fiance fell in love with it, it had "everything", it didn't matter that we would not be able to afford it without giving up all extras, and savings.
