Best Way To Sell A Warehouse For Sale By Owner?

This is my first post, and would like to say how much this site and its contributors have really inspired and educated me. Keep up the great work!
Here is the my situation - I have an opportunity to sell a newly constructed warehouse in a good area of Philadelphia for the owner for $4.7 Million (valued at over $6 Million). I am new to rei, and do not have any experience in this area. Help! What are the best ways to sell a $4.7MM warehouse for sale by owner? Here are some of my ideas:
1. Finders Fee - $20,000 to anyone who finds me a buyer
2. Newspaper ads - Phila, NJ, NY
3. Phila, NJ, NY REIA groups
4. Internet ads - TCI properties
5. Approach businesses (particularly food vendors since a new large refrigeration unit valued at $600,000 is included)
But what, in your experience, would be the best way to find lots of high net-worth potential buyers and get the deal done??

Unsure if this would be considered a creative suggestion, but have you thought of listing the warehouse on Loop Net or CIMLS?

Offer creative financing.
You might also try listing it on EBAY. It is inexpensive and they offer great services. The traffic to their real estate ads is incredible - the biggest pool of potential buyers in the world.
