Best Way To Get My Bearings In Foreclosures?

OK, I’ve been following this board off and on for months now, and though I’m still mostly sitting on my hands, I’d like to focus on foreclosures and pre-foreclosures. Could anyone who’s been successful at this please share a few secrets? Maybe there’s a primer that can help? I’m wondering about: How to convince a seller/foreclosee to let me sell her house at a profit (and with no money down) when a Realtor could do the same, or better? And could Realtors complain? Must there be a bit of seller ignorance/laziness at work here? What if you can’t sell the house at a profit, do you just bail and leave them hanging? What about legal issues? I hear “flipping” has attracted some legal attention lately. Thanks for any tips, or directions to articles that can help me get going with this.null
