Best Way To Find Good Tenants

I'm posting to find the best way to find good tenants. What have you had the best luck with? For Rent Signs in front of the house? Flyers? Newspaper Ads?

    I am not sure that the particular media for advertising does much screening in terms of the quality of tenant. You may get different volume responses, but the respondents need to be screened.

    Another factor is your local rental market.

    Even for properties that I manage myself, I use property management companies to find tenants. They also screen the applicants. They in turn use newspaper ads, post rental signs, post at Housing Authority and generally attract potential tenants.

    We use one big FOR RENT sign in the window and then run an ad in the local newspaper.......we get more calls from the paper BUT I think the sign helps them to locate and feel more confident to walk up and look around when I am not there...........as far as finding Good Renters well thats a matter of knowing people and doing complete follow ups on anyone that you are considering.....

    Newspaper ads have been worthless for my properties - last time, one phone call / appointment which turned into a no show.

    For rent signs on the nearest main highway and a sign in the front yard have brought a steady stream of inquiries.

    Good tennants? Screening applicants and prayer.

    Newspaper ads are standard when I'm listing but I have gotten some good results with online rental listing as well. This usual attracts a younger crowd but these individuals have access to computer and can operate it which to me says something. You also find out instanly where they are employed if they respond from work email.
