Best Market For Rental Property
In CA coastal, my take is that we are in "flat market". As such, it would be a good idea to diversify rental property holdings in terms of location (consider outside of CA) especially for cash flow.
My preference, in general, is for SFHs in warm metropolitan areas. Curious if others agree.
Question is which specific areas?? Florida West Coast and Arizona Phoenix come to mind, but...
Any other thoughts on this?
You can get close to break even with 90% financing on SFHs in the Phoenix area. If you are looking for cash flows, you might look at multi-units in other metro areas. One that looks interesting to me is Oklahoma City, however, I am yet to do any serious due dilligence.
