Beginner Needs Guidance

I am interested in REI but need some guidance. My background includes purchasing my own home, r.e. courses @ evening college and in-home courses Carlton sheets and Simple Man's Guide to REI.

With no cash to invest, I think my short term plan of action is either to flip, lease option or short sale mortgages. Once some cash is generated then expand into rehab or landlord opportunities.

Armed with only textbook knowledge and no street experience, I'm not sure how to find the right target market or how to approach the seller or offer the right options for his/her property.

I would very much like to find a mentor in my area willing to walk through the process from start to finish for profitable terms or an investors club that will offer the same.

I am willing to put in the time and effort but as with all newbe's a bit apprehensive and need assistance. Any advice, comments or suggestions will be greatly appreciated.

    I was wondering what you thought about the Simple Man's guide to REI? I came across it on the web but havn't really been able to find any reviews for it. Thanks in advance.
