Basic Question About Garbage Pickup
Hi all,
regarding dragging the trash can to the curb twice a week, do I simply ask my tenant to do this? Do I provide an incentive? Or is this something I should be handling myself?
(scenario is a 2 family home)
I know this may be silly, but as I get closer and closer to becoming a landlord, I now begin to think of these things...

This is probably something that you should have in your lease (tenant will keep the premises clean including the removal of any garbage on a weekly basis, etc). I would think that a good tenant will do this anyway. But if you are worrying about it, then perhaps this isn't the kind of tenant you want.
Hey, if you're the Landlord, you make the rules...no exceptions!! I wouldn't micro-manage someone unless they gave me reason to. My landlording rule is "I'm firm but fair" [ Edited by DaveT on Date 11/24/2003 ]

Provide your tenants with the trash cans and the pickup schedule. Let them figure it out from there.
Our tenants supply their own trash cans and put the cans out themselves. The rental amounts include trash collection. That is all we do concerning trash collection.
Make sure your tenants know when their trash day is. I don't provide trash cans, but clearly some landlords do. Also, it sounds silly, but make sure your tenants understand that they can't put the trash out a day or more in advance. The night before or early in the morning the day of, is okay. Some municipalities will fine you for putting trash out too early. My lease says that if we get a fine like this, all the tenants in the property split the payment.
I use the following statement in all my rental agreements!
Trash/Refuse
(Company Name) provides trash and garbage pickup for all rental housing. (Company Name) provides scheduled trash and recycling pick up on a weekly basis. Scheduled is enclosed in you new tenant packet. Trash must be taken by the tenant to the curb every week to meet the trash pickup schedule.
The by-laws require all residents, including those living in rental housing, to participate in the recycling efforts. Each occupant of (Company Name) housing is required to separate recyclable materials and to participate in the curbside collection program. Occupants may purchase containers from (Company Name).
Please follow the following guidelines in preparing garbage for collection:
GARBAGE is to be put in secured, strong plastic bags and to be deposited at designated area.
Drain all liquid from garbage and wrap it in newspaper or plastic to make a sanitary, dry, odor-free package. Place this with your household rubbish collection. Proper handling of garbage will result in the best environment for the home and permit the town to pickup most efficiently.
Do not leave any garbage out on your deck or patio.
Cleanliness of rubbish containers is the responsibility of the tenant.
If a tenant misses the scheduled trash pickup day, they must wait until the next scheduled pickup day.
