Bandit Signs? I Buy Houses Ads?
I am very interested in finding motivated sellers. I have had some very limited success with other techniques and am now considering bandit signs and classified ads (we buy houses). Has anyone had any success with this?
My local paper already has numerous ads placed by fellow investors. I assume if they keep paying the fees to run the ad every month, it must be working. I do not however, see very many bandit signs (maybe the zoning dept. tears them down). I am also concerned that one more ad(the paper already has 6 or 7 now) is too many.
I would greatly appreciate anyones input on this. I can't wait to do my first wholesale deal but the phones just not ringing as much as I'd like it to.

I would call these places that have the we buy houses ads - and tell them you are a fellow investor and if they have too many deals on their plate, you will pay finders fees for good deals... I suggest bandit signs and see how long they stay up - if they get ripped down the day after they go up, then i would think that's an exercise in futility. Otherwise - Bandit signs gets calls...

Actually I have called these other investors. Of the half that returned my call, only one was helpful. The others were very tight lipped. I have found that most of the other "area" investors are very suspicious of "the new guy". Perhaps they think I'm going to steal their deals. Thats the impression that I get from them (very competetive).
They say things like, Who wants to know? Why do you care? Who are you? and you can't do that!
Seems to me, these investors don't want anyone moving in on their territory. I'm not after their deals, I just want to network, share info., help each other out. I think there is enough for everyone. Some people need to lighten up. This is supposed to be fun.

It took me a long time to learn this, and then even longer to feel this way myself. 99% of the investors are not going to tell you how they got their deals. Yeah it should be fun, but this is a business. Coke and KFC are not giving away their secret recipes any time soon and neither are investors. Yes you can network, but realize that nobody is going to give you specifics of how they get their leads. And if they do tell you, they are not telling you the full story.

I’ve tried it all and nothing works like Bandit Signs in my opinion and I would have to say postcards would be 2nd as far as immediate and long-term results.
If you’re going to place a newspaper ad be committed to running an ad for 365 days. This could be expensive but how many deals would you need to justify the ad.
I prefer Bandit Signs and postcards for the money and results.

price and selection. www. www.EZsigns.com - good selection. Use there info. as a start , against your local guys- doing signs & ect. in your www.area.Check w/ the city-village about posting signs- fines are HIGH, (in some areas) others don't care.Ask 1st and save!

Of course the more signs you put out the more calls you will get…. Yes, 1 Bandit Sign would generate calls but how many would be the question. It’s a numbers game, advertising is repetition – the more you see an ad the better the chance you may be able to use a service or product from the advertiser.
Look at it this way, if you could spend $300 for say 250 Bandit signs and have the potential to make $10,000 plus what would you do?
This is not theory, this is fact – at least in my experience.
