Ballpark Estimate For Aprtment Construction

Is there any thumb rule that I can use to estimate the cost of building a multiunit apartment complex, provided the lot is already available?

    the MLS is a very IMHO corrupt system.

    My broker will give me one off historical, but I doubt he would run a report of all expired.

    The MLS is not a corrupt system. It is paid for by realtors for realtors. Realtors pay a hefty price for the service.

    My agent gives me a list of all the new expires listings each week, in excange for my business, there is nothing unethical about it. Find a good agent in your area, and ask them for a weekly list most wont have a problem with it, some may charge a small fee.

    Me too. I have had my agent give me some expired listing as well. Find a realtor and make a friend and agree to use him or her when you need their services to work for you.

    be weary of an appraisal on a higher end home, what was it for ? refinancing or estimating a sale price? If it was for refinancing, it could be very high.
