Bad Tenant Reporting

How do I go about reporting non paying tenants to all three credit bureaus? I have went to the major credit reporting agencies websites and all the phone numbers are voice recordings. We have a small claims against the tenant for about 1200.00 and they skipped out on the last month rent and left the place trashed.

    I ran across a site called landlord protection agency which claims to do just that (for a fee, of course). Haven't used them, so I can't vouch for them but I haven't seen too many services like that offered unless you have an actual judgement in your favor.

    Did you run a credit report on them before renting? Most of the companies that I saw before selecting one will report them for you to all bureaus. The company that I use to run credit reports asks that you have at least a 200.00 claim against the tenant before they will report them. If you didn't do the credit check you're probably not going to be able to report them....

    If your small claim is not a judgment then it will be reported locally. A search by a lender looking for judgment will pick up the claim.

    This is not the same as the credit bureaus. I am not sure how complete their reporting is for judgments so I would not depend on them picking it up.

    Hence do continue down the path of trying to file a claim and definitely update us as to your success.

    Yes I ran a credit check. We are filing the small claims file tomorrow at the court house. If I win, Which I should because they probably won't show, How do I go about putting the judgement on their credit report? I went to the landlord protection agency website and it is a $69.00 membership and $34.00 to file. There has to be an easier way.

    I would include that charge in your claim. I don't think it's an unreasonable request in order to protect other landlords from having to go to court . Let us know how it turns out.

    I won a money judgement on an eviction procedure and the judgement showed up on their credit report without me doing anything.
