Background & Credit Checks: Services

Does anyone know any other websites for credit checks other than TrueCredit that a third party (landlord) can obtain a credit report from?



In addtion can anyone recommend a service or website for doing background checks on prospective tenants?

    I use a company called saferent which I found out about from this forum. I have learned when selecting a service to make sure they do background and credit checks within your state. I signed up with saferent and they do not have checks for California. They also give you a risk score.

    I use Citifinancial, I got the name from a post on this board. They will do a credit check and tenant summary (evictions) if you are a landlord. You will have to get signed up with them and list your properties and answer a few questions, then its just log on, give cc # and get your report. They will even give you criminal and background checks if you want all of that, you choose the reports you need--EB

    I use a company called National Tenant Network for credit, criminal and eviction/lease violation histories.

    Do you have any community or state colleges in the area - see if you can post your unit there (assuming you are ok with college students).

    You should have a professional do the cleaning so you will have an invoice to back any disputes. You will likely find things after she moves that she needs to be charged for. You will get a better look when the unit is empty.

    I am sure that you legal book explains that you must (in CA) provide an accounting for expenses and return any deposit within 21 days of termination of tenancy. Often there is so much to be done that I cannot have the work completed in 21 days. In these cases almost always the costs for which the tenant is responsible exceeds the amount of the deposit. I submit an estimate based on what has been completed and estimates for work yet to be done.

    Awesome. Good information. I did fill out a tenant check list which I do for all my rentals. I will remember to use the checklist for any disputes. That book is awesome!!
