Automatic Rent Collection
Hey,
Does anyone use NAIL (national assoc of independent landlords) or any other such service for automatic rent collections, late fee collecitons and especially monthly credit reporting.
Are these worth the $ ?

Never heard of them, but, I doubt I would use a national company unless they had an office in my town.
I manage my own properties, but if I used a company I would want someone who could go out and deal directly with the tenants. National strikes me as no local presence, which means more headaches, poorer tenant relationships, and overall a bad experience. While I do have several low income properties, I treat my tenants with respect, and believe it or not, they take better care of my properties, and cause less trouble.
Personal contact is where you make or break it in rentals.
