Atlanta Subdivision Needs Support

My project is a 10 acre project within the City Limits that has already been rezoned MRC-2, MR-2, all entitlements in place, A&D loan in place by insufficient to complete the site work. We have a LOI on the table for a reputable builder. 22 SFR and 59 TH.



We are looking for investors to review and give us suggestions as to how to complete the deal in this current market. SFR absorption has dropped to about 3 units a month. While not bad, still halve of what is was last year. Builders are being cautious.

    if you can build them cheaply enough, one can look at the "affordable" housing market. There might fed, state and local bonuses.

    In CA you can get a density bonus for building extra below market rate (BMR) units.
