Assignment Process

What is the process for assigning a property to a seller from the title company's perspective? What does the closing agent need? Where and when would I collect my fee? How does my attorney get involved? I am missing a few of the technicalities.

do you mean assigning a property to a buyer? You will probably need your sale/purchase agreement that you are assigning and your assignment agreement for your buyer to close. You can get paid all your assignment fee upfront before you close, or get it all when they close. Or you can get a deposit upfront and the rest at closing. Your title company will tell you exactly what you need to do. Hope this helps a little.

    Craigthecubfan,

Thank you. I actually have to change attorneys because of the limited knowlwedge my current attorney has with respect to creative real estate. I will definitely seek someone that can answer my questions. Thank you, again. [ Edited by chicagokalo on Date 11/20/2003 ]

    allandinger,

Good suggestion. I am actually calling several title companies now. It appears that many of the closing agents and/or schedulers are apprehensive in the Windy City.[ Edited by chicagokalo on Date 11/20/2003 ]
